Who qualifies for the military homebuyer tax credit extension?

Members of the uniformed services, members of the Foreign Service and employees of the intelligence community who served on qualified official extended duty service outside the U.S. for at least 90 days during the period beginning after Dec. 31, 2008 and ending before May 1, 2010.

How much is the credit?

First-time buyers receive up to 10 percent of the cost of the home up to a maximum credit of $8,000 (or $4,000 for a married individual filing separately). Long-time homeowners receive 10 percent of the purchase price up to $6,500 (or $3,250 for a married individual filing separately).

What is the new deadline for using the tax credit?

Eligible homebuyers must enter into a binding contract to buy a principal residence on or before April 30, 2011. The taxpayer then has until June 30, 2011 to close on the purchase.

Which properties are eligible?

Any single-family home to include condos, co-ops and townhouses that will be used as the buyer’s primary residence. This does not include vacation property. The purchase price of the home may not exceed $800,000.

Do both spouses need to be overseas to qualify for the extension?

Only one spouse must be overseas on official extended duty for the requisite amount of time for either spouse to be eligible for the 2011 extension of time to purchase a principal residence and claim the credit.

U.S. Military first-time home-buyers can receive up to $8.000 and long-time homeowners can receive up to $6,000. The deadline is April 30, 2011 by midnight.

The Lone Survivor Foundation’s mission is to welcome home, empower and restore American Wounded Warriors, their families and surviving families while motivating Hometown USA to pay it forward to local veterans and their families.

The heart of the Lone Survivor Foundation will be an all encompassing phased in ranch retreat will support a multitude of outdoor activities, and the practical application of the activities will be built around a rehabilitation and wellness model. The primary intent is to create a safe haven for warriors and their families (including children) to relax and heal. The ranch will be a retreat and rehabilitation complex on a BEAUTIFUL piece of property in TX.

The ranch will have an on-site gym complete with coaches, trainers, and all support needed for a fully guided, individualized and targeted physical recovery. There will be a strong counseling aspect interwoven into all activities which will include team building, martial arts, shooting, hunting, archery, obstacle courses, equestrian therapy, pet therapy, bowling, rock climbing, art therapy, journaling, fishing, yoga, and spa services, to name a few. The clinical staff will all have training in pain management, because that is an issue that affects almost all of our wounded warriors, and therefore their families.

For more information, check out their website here.

Fans of the Green Meadow Subdivision the 2nd Quarter Statistics are in!

The subdivision had a total of 3 home sales making that a total of 6 for 2010. That’s 3 more homes sales than what we saw in 2009 during the same time period!

Although the subdivision had more total in sales this year than last, the average sales price dropped to $416,581. That’s nearly a $100,000 drop with an average of 51 days longer to sell!

It’s very probable that these are the effects we’re experiencing from the first time home buyer tax credit. Although the tax credit is over I feel the effects will continue into 3rd quarter so we will need to be patient to see what’s really going on in the market.

If you’re thinking about selling or are curious what your home is worth, give me a call and I’ll be happy to provide you with a free market analysis of your home.

It is and it has!  Now is the time to buy!  With rates this low you can't ignore the fact that it's a good investment to buy real estate as a first time home buyer, a move up buyer or an investor.

Once consumer confidence is back the rates will go up and we may never see rates this low again.

Call now to find out if you qualify to buy your dream home!
